So I met with the land owners yesterday and its all sorted and still going ahead. One of the brothers just gets abit funny sometimes apparently lol, but he was ok and the other two said they expected these issues with the first plot and are happy to get everything ironed out. I think it goes to show how an email can maybe be taken the wrong way, and a ace to face meeting is always best. The only problem with this is that the architect is now away for 3 weeks, so we have to wait 3 weeks until we can submit planning..... first world problems i know. So in the mean time we should be completing the week after next, meaning I can start fencing off our site and do some site prep ready to get started. Long post alert.... Im having a pretty shitty few weeks really, i try not to dwell on it but its one thing after another, business (see last photo of plaster falling off a ceiling), property and personal life are all currently experiencing a trough 😂 Anyway, i had a call yesterday from the owners of the land about our plot. As i mentioned before it isnt actually ours yet. The architect, while preparing for planning was reading everything and just saw something about drainage, its nothing huge at all but just a query. So i emailed them direct about it, not through the solicitor, hoping to expedite the process. The main reason for the email, however, was the road, as per picture! You can see there is no actual road to our plot, and the mud road ends about 20m away from our plot. Ive mentioned this time and time again, yet they havent done anything and just said “yeh its ok”. I dont think they understand the logistical nightmare that that will cause when trying to build. Even the main road in is just mud which when trying to get heavy items delivered, correct me if im wrong but a 40m mud road isnt ideal. This is because power network needs to lay cables apparently but cant do it until the plots have sold, which i think may be bullshit. Anyway they kicked off at me saying im taking too long to purchase, i got it cheap and now its taking forever. Just for consideration, their solicitor took 3 weeks recently to reply to a letter. We are ready to buy, money is there, but im not buying a plot of land i cant get to lol I have a meeting with them Sunday and he said if we cant sort it out then, its going back on the market, for 50k more than we agreed. However, none of the other plots have sold so i dont see the rush really but hey ho!! So annoying as we are simply doing the due diligence and i believe they will have similar issues with anyone else who might want to buy a plot, anyone agree?? So i said id share the whole process, and I felt this was a large part of it. The ups and downs of trying to earn a few quid. Finally home after a long weekend at the progressive property free weekend course!!! Not going to lie, i had reservations, but i genuinely enjoyed it and met some great contacts. Im about to sit down and contact some of those I met and arrange a couple of meetings with potential JV partners. Which I never expected to meet if im honest. Had a letter from the solicitor in regards to the land, last few bits of paperwork to sign then will all be going through. I also finalised the plans for the bungalow project with my JV partner for that and will be submitting plans soon! Thats project number two behind us! Today we moved out of our house, ready for completion tomorrow. We are moving back in with my parents for a bit while we sort ourselves out with the land and some investments. Im even considering buying up north, but not sure how i feel about having property so far away, would love to hear peoples opinions on this esp those who have done it. Anyway, im looking forward to sharing our journey and im pretty excited about whats to come. So after much deliberation, I think we have decided the plan!!! As the goal was to set up a property development company, and try have passive (ish) income so we can travel as much as possible, we have decided to do a joint venture on the land. This means we have bought the land, and we have a business partner who will build the bungalow and we share the profit. He has the same vision as us, of building high end homes so we will hopefully be starting a long term business relationship, and he has a portfolio too so is helping me with that side. I will be keeping a detailed update of the build when it starts. As well as this, we will have a separate side of building a portfolio of well designed, stylish buy to lets. Trying to use the no money left in strategy, enabling us to grow and grow. We will be buying a property, renovating and renting it out. Thats the plan anyway. I can’t stress enough how important having a power team is. I have been networking alot recently and have met some great people, both in person and on here. Like @leeds.samuel said in his last post, tell the world what you are doing, otherwise you wont get any help or advice and you never know what may come of it. Im a huge believer in cooperation not competition, and the online community is great for that. So i will carry on sharing as i learn, which will be alot as i have so much to learn. But as MLK said “you dont have to see the whole staircase, just take the first step” Im now hunting for our first project... so watch this space. I haven’t posted recently, as we haven’t decided what we are actually going to, as there are so many options and the more I learn the more options seem to arise. We could joint venture, build ourselves, invest in property, could try to build bigger and push planning, we could try start our goal now and try to build a low impact passiv home. Ive recently wrote down my goals, and how much money i believe i need to make in order to reach my goals, its a great thing to do. Also, your goals will determine your business strategy that will work with your goals. Im not sure whether all my thoughts, things im investigating, people im speaking to etc are of interest to people. I dont want to talk about something then not do it (which is what i tend to do alot of as my mind is 1000mph 😂😂) Anyway, if youd like to hear the things im planning, possible options etc, drop me a message and we can discuss it and I may post more if it seems people may find it interesting. Not much of an update, but we have made a change to the plans, 73930 points to anyone who notices it!! We have extended it by 0.5m, which will enable us to have a larger utility room, turning it more into a boot room with room for coats and a bench seat kind of thing. We are still undecided on the rear gable, please check out my stories and let me know your opinions. So, our sale date has moved from the 12th to the 18th, which means the land purchase has now moved to the 18th too. It’s abit annoying as we want the land to actually be ours 😂 but it’s only another 6 days. That being said, I’m happy to crack on as it’s all a learning curve no matter what happens. My wife has been learning how to use homebyme over the weekend and came up with these images which I think look awesome! Don’t think you can add roofs, so have to imagine the cedar gables, and the half glass gable at the front. As we are selling, we aren’t sure if it’s too much to our taste, like the full height windows? Or whether this design will still appeal to as many people as possible? What’s everyone’s opinion? PLAN DAY!! We just received the first draft plans, a day earlier than expected, and we love them! What do you guys think? The architect managed to get all this in under 180sqm which i think is good going. I love the vaulted ceiling in the hallway too, and in the dining room area, should make it feel bigger. We have a few things we are thinking about: - maybe having patio doors off the master bedroom into the garden? - Having full width sliding doors at the rear where the kitchen/dining room gable is? - The seating area in the dining room seems abit useless? Somehow maybe make it abit more useable? - We plan on having the air source heat pump on the south side, where the living room is, but wondering if they make noise at all and whether thats a good idea or not? Any other thoughts and opinions are very much welcomed, all part of the process. Seeing the plans has made me so excited.... like really excited. The pictures are of previous homes the architect has done and shows how the cedar looks against the flint. Im currently waiting for the plans to be drawn up, and being the restless person I am, i’m always thinking of things I can do to help me. Ive started creating gantt charts for how I think the build will pan out. This is very rough, at least until we get the plans, but as always, im learning as I go so the earlier I can get used to using them the better. Ive also done spreadsheets on each stage, for example: Before we can break ground Up to DPC Watertight shell Etc etc Ive listed the steps needed to get to each stage, ive got a column for quotes, a column for time scales and also a column for materials, and one for labour. I’d like to be able to break down afterwards exactly how much was spent at each stage. In the hope we can look at it after and try to improve on the next one. How does everyone organise their builds or renovations? Aerial shot of our plot, not sure why the quality is so poor but you can get an idea of the size and location of the plot. It sits on a site with 6 self build plots so it will be a really nice little close I think when its all done. Next door there has been a really nice development of 12 bungalows, 8 of which are 1300sqft and selling for £470,000. Then there are 4 larger ones which are 1800sqft with an attached double garage and are selling for £570,000. Ours sits on a larger plot and will be around 1900sqft with a detached double garage. We will be using similar materials, red brick, pan tiles, abit of flint, we will probably have render rather than cladding, but you get the idea. As its such a small village location, we can only really base the GDV (gross development value) on this development. But I believe thats enough to go off, and they are selling, in fact 2 have moved in already before the rest are even built. Building a home is a dream for so many people, (feel free to tag your dream home accounts for me to get inspo from) but for us its a stepping stone to becoming developers, but many principles apply whether its to sell, or a forever home. The first thing to establish is a budget and access to finance. Heres what we have done and will be doing to pull this off, I will go over other options in my stories (finance options in highlights) These are just some that I came across and only my opinion so don’t take it as gospel. We will be financing the purchase and the build via the funds from the sale of our latest renovation and we have about £110,000 mortgage. We have no pension, no retirement plan, we are going all in for a few years to really build up our pot. We wont have enough for the entire build, so will need to beg borrow and steal to complete it. I have been networking, and building my contact list of property developers and I hopefully have a few options in regards to raising the rest of the cash, especially when I have a shell up, its a very good looking investment and a fast”ish” return.
